Basic conditions
・Family (couple and 2 sons (4 and 1 aged))
・Term: 1 year (1 June 1998 - End of May 1999)
・Furnished is preferable (if possible)
・2 or 3 bedrooms
・£500-800 PCM
・Convenient for bus services to the University and city centre
・Garage or off-street parking
・Central heating (CH)
・Both bath and shower

Outside
・Not heavy traffic (faced to bus road?)
・Can we go to dairy shopping by walk?
・Distance from bus stop
・Bus service to the University and City Centre (Time table, convenient?, Run in the night?)
・Safe? (conditions of neighboring? Condition of a fence?, Street lights?)
・Equipped with burglar alarm?
・Garage or off-street parking?
・Conditions of walls and windows (not broken?)

Garden
・Conditions of the garden
・Who maintains the garden?
・Who pay for the maintenance cost?

Inside
・Conditions of entrance door (2 keys at least, Chain, Spy hall?, Doorbell?)
・Conditions of electric lights (Number, Positions, Brightness?)
・Socket (Number, Positions?)
・Modular jack for telephone?
・Equipped with telephone and facsimile?
・Antenna for TV
・Electric appliance (Refrigerator, Washing machine, Vacuum cleaner)
・Kitchen (Spaces of refrigerator and storage)
・Storage spaces (for all the room)
・Both bath and shower?
・Water pressure of shower?
・Spots on the walls and/or the ceiling (leaking water?)
・Double glazing window?
・Security for windows?
・Can we open the windows easily?
・Tank of hot water (Large?)
・Gas boiler work normally?

Contract
・Who pays the council tax (community charge)?
・How much is the council tax?
・The rent inclusive council tax, electricity rate, water rate and/or gardener fee?
・Who is responsible for the maintenance of the house (landlord, estate agent or maintenance company?)
・Who pays for the repair fee (e.g. gas boiler, leaking water)
・Grade of British gas service (1 star to 3 star)
・When will you check the CH and boiler (We hope it in September)
・Notice: 1-2 months (We will leave on end of May 1999.)
・Payable? Cheque or cash? (To whom I should pay?)
・How much is the deposit?
・Has the landlord took out an insurance policy for the house and household goods?
・Can we rent the house up to the end of term? (Isn't the landlord going to sell the house or live in by themselves?)
